WHY IT MAKES SENSE TO HAVE A BUYER’S BROKER WHEN PURCHASING REAL ESTATE

You need to be aware that the seller's broker does not represent you; the seller's broker
represents the seller. The seller's broker has certain responsibilities to the seller that are not afforded to you. By retaining the services of a buyer's broker to represent you in the transaction you are afforded the same fiduciary responsibilities that the seller has with their broker.

Buyer’s brokers are paid by the seller so there is no cost to the buyer. This is a great deal for the buyer. I’m amazed that there are still people who buy homes from the seller’s broker for houses they find over the internet or at open houses. 

As a buyer’s broker I can help locate, submit the offer to the seller personally, negotiate the details, select the best Title Insurance Agency, closely monitor the escrow process and help celebrate the purchase of a new home with the buyers. 

Since most homes must be sold before another is purchased it is often beneficial for the buyer’s broker to list the buyer’s existing home for sale.
